Golf gated communities

Not sure if this is the correct place for my question. But I'll give it a shot. I wouldn't mind retiring in a gated community which has a private golf course and club. You know, golf cart in my garage and can drive right to the course anytime. Nothing very exclusive, where Trump or other rich folk would play, nor any snooty old money, yet nice, decent, average people. How do they work? Obviously paying yearly membershipf fees, would I still be required to pay greens fees to play? And would anyone know, estimatewise, what yearly memberships go for in these courses/clubs? Thousands per year, tens of thousands, 6 figures? And what, aside from greens fees(if included), else would I get for these membership costs?

This is just perspective.

My parents own property at Berkeley Hall, SC http://www.berkeleyhallclub.com/ . My dad told me that when they bought the land X amount went to the community, I think $100K of the purchase price of their property. Anyone that owns land there is automatically a member and has to pay dues so I don't think there is an upfront fee if you buy a house there. On top of that he pays $1000 a month in due's. Which includes green's fees, carts, etc... So without evening owning a house there (IE not living there) he pays $12K a year plus property taxes which are apparently quite high.

But in all honesty the place is amazing and in my mind worth every penny he spends on it.

FWIW He also told me with the downturn of the economy people with lots (no home) were practically giving them away to get out paying the monthly dues. So I imagine with the current state of the economy there are deals to be had in such communities.

http://www.wildewoodwoodcreek.com/go...woodwoodcreek/ is a course in elgin/columbia sc, the dues are posted on the site and they have another site for the course real-estate side of things... http://www.woodcreekfarms.com/ If you have some places in mind just send them an email saying your a prospective member for the club etc. Most of the time when you do this they send you over the price sheet for golf and anything else. It's their job to sell you so you'll probably end up getting much more info than you need.

I am a member of a "gated golf community". Like others posted above, not every average Joe joins the club, but you would be surprised. I am not a big time money maker or anything and to be honest I do not make more than XX,000 so really some deals can be had. Being 22 I get to be a young executive member where my rates are 160 a month plus $10 cart fees. The people are very nice and they have probably the best food around. I play in a Sunday game with a wide variety of handicaps so in the end, I still have a chance at beating the club pro lol There are several MGA tournaments from match play to stroke play and I have enjoyed the 2 months Ive been a member so far. One question you really have to ask yourself is, "Do I want to play the same course all the time?" I was very hesitant at first, but have grown to like it. 71.5 135 slope from the Blues is plenty of course for me. Its actually been a gut check with how difficult/easy each hole can play.

Really get in and check out the club and see what all the have to offer and what is included in your membership. I would love to have my own cart but I live 7 miles from the course....Unless i got a license plate and it went at least 50 mph lol

LOL no not disabled. I would love to walk more often, but this links style course runs through a few protected wilderness areas and they only allow walking on the week days since a cart would pass me walking on the weekends. Believe me, I walk as much as possible. Homes in my club's community sell for 350-800k

I did map it out once and I think when I walk a full 18 it comes up to a little over 5.5 miles.

I'm looking to buy into a golf community in the Tampa area. I work in the Northern Virginia area and own a home in Virginia Beach. With the price of real estate in Tampa having dropped about 40%, I can get into a real nice home on a golf course for a very reasonable price.

I used to live off of Bruce B. Downs, in Arbor Greene, down the street from a golf course(I forget the name). I sold my house there three years ago before the recession, made a bundle and moved to Virginia Beach. I am looking futher south this time, closer to clearwater, sarasota. I'd like to get a water view and golf course home...

Cant go wrong with Apollo Beach Golf Course....the course is ok, but there are homes on the bay and have the course right there.

I have some family that live in The Woodlands, Texas. And in my opinion, he pays too much money just to say he lives there, and pays way too much to belong to the golf club there for nothing. There are nicer houses a couple miles away for half the money, and golf courses in Houston are all over the place, some nice ones as well.

He pays a lot for the image and the address........... however..

My boss lives in a smaller, golf community here in North Carolina. Paid a reasonable amount for his house, $280kish, and pays his membership fees for the course, which are around $7000 a year, plus $10 carts. We play out there a few times a year with him, and it's a much nicer atmosphere than I experienced in The Woodlands.

So while I used to against the gated golf community because of the "Better Than Everyone Else" attitude I've seen in the past, around here in NC there are quite a few that are very nice, and very reasonable. I wouldn't mind living in one of those types of places here in a few years when I retire.

I also played in a gated golf community in Virginia...Lake of the Woods. Very small, older, overpriced houses, and saw the same type of attitude. I'm better than you because I live in Lake of the Woods. While you're living in twice the house they are for the money, and a member of the newer, nicer golf course a couple miles down the road.

So, I guess it's all in the people who live there. Some are good, some are bad.

    • I did not realize that, I was thinking a more traditional golf club.  
    • Thanks for the feedback. @StuM, we are a "club without real estate" so no facilities or pro. We have a membership of around 185 players and we only play together as a group at our tournaments, which are held at public access courses. A group of us setup the tournaments, collect the money and dole out the prizes.
    • In general, granting free relief anywhere on the course isn't recommended.  Similarly, when marking GUR, the VSGA and MAPGA generally don't mark areas that are well away from the intended playing lines, no matter how poor the conditions.  If you hit it far enough offline, you don't necessarily deserve free relief.  And you don't have to damage clubs, take unplayable relief, take the stroke, and drop the ball in a better spot.
    • If it's not broken don't fix it. If you want to add grooves to it just because of looks that's your choice of course. Grooves are cut into putter faces to reduce skid, the roll faced putter is designed to do the same thing. I'm no expert but it seems counter productive to add grooves to the roll face. Maybe you can have it sand-blasted or something to clean up the face. Take a look at Tigers putter, its beat to hell but he still uses it.     
    • I get trying to limit relief to the fairway, but how many roots do you typically find in the fairway? Our local rule allows for relief from roots & rocks anywhere on the course (that is in play). My home course has quite a few 100 year old oaks that separate the fairways. Lift and move the ball no closer to the hole. None of us want to damage clubs.
