How to save an overgrown course?

90 miles east of Columbus represents a bit of a problem in itself. It's the sort of area people tend to drive through and not stop. 

If it is going to be bare bones, make sure the demand is actually there to begin with.

Bloody Point on Daufuskie Island was abandoned, and was in the condition you describe when I saw it. The guy that owns 1 800 flowers bought it, and Davis Love did the renovation. You might want to get in touch with someone associated with the course to get some kind of idea what you are looking at. Bloody Point is a top end resort course, and I'm sure they spent a bunch more than you are looking to spend. At the very least, take a really good superintendent out for a really nice lunch, and pick his brain about the project.

This. First consideration has to be whether there's a market for a new course. If yes, then evaluate the business plan to find out your break even point. Other than irrigation, you will probably need to kill all the grass and reseed. If you are also doing the clubhouse I can't see how you could possibly get the course ready for play for under $500K which is a wild guess but probably on the low side.

Another thing:I would treat this like a trip to Vegas. I would only spend as much as I could afford to lose, and I would be suprised if I won.
