250 off the tee is fine. Its probably above average, matter of fact. You can play up to 6800 yard courses with no problem.

Average distances should include mis-hits and not just perfectly struck shots.

Unusually long hits due to hitting the downslope on the back of a green, or after just clearing a bunker or mound, should probably be discounted entirely. Same goes for flubbed shots. I think the OP does need to work on his method of estimating iron distances, but including only his reasobably good shots in the average would be more useful for club selection.

A draw will add about 30 yards of distance with the forward spin and forward roll.

A draw has exactly as much forward spin as any other golf shot not hit with a putter*, namely none.

* Barring a total top/duff and if you want to play for those good luck to you.

      Great year last year. Who winning this year could be another special story? Brooks? Spieth? Or Aberg? An AM? I dont know if anything could top last year

      I love Rancho Park too!  I don't get out there much due to the 405 issues (Im in Santa Clarita) but I do try and get out there every now and then...last time out was in January where I eagled 17 (left green) with a holed 145 yard third shot ! Rancho is a great course! And at 24 bucks weekday with the city card, an absolute steal!

      I have played PGA West, at least one or two courses in there, but I am not sure if I've played any of the courses used to host the Hope. I played a course that I think both isn't PGA West and is host to the Hope a few years ago, possibly at a TST outing, but I'm not sure if I'm thinking of the right one. I have played Rancho Park plenty of times (exactly half of my sub-80 rounds were there!) and Wilson/Harding.  Rancho Park might be my favorite golf course among those I've played more than a half dozen times.   Hopefully I'll get a chance to play TPC Scottsdale, maybe this August or September, and at some point I think there was a PGA Tour event in Las Vegas, I should get up there and play those course(s).
