The course I play most of the time is near me and is inexpensive.  For me to change to playing mostly at a different course it would need to meet both of those criteria.

I think you need to look around at what other courses in the area are offering! Why is this guy selling? What can you offer to make it more attractive to local golfers and visiting societies.
